The property is safe for us and our contractors to work in. The responsibility of the property owner or authorised agent to indemnify us of any risks and any possible damage howsoever caused. It is the client’s responsibility to make us aware of any hazards that they are aware of prior to us commencing work on the property and read our Terms & Conditions.

We reserve the right to alter any quote if upon arriving the description or content is different from what was prior described.

All items removed or cleared become our outright property and it is at our sole discretion how we dispose of these items. We have total discretion of any items, artifacts, furniture, etc, that a client has asked us to sell on their behalf and accept no liability on the outcome of an auction sale, nor the amount fetched, We will always endeavor to try to get a possible price for our client.

All work undertaken by us will be invoiced and paid for in full on the day unless prior consent Is given.

Disposal of hazardous waste, ie, paint, fridges. Gas canisters etc. Can be cleared and quoted separately prior to the clearance. Office electronics to be quoted separately as WEEE regulations have to be adhered to.

We will not disconnect any appliance that requires a qualified plumber or electrician to disconnect

This would be in breach of the law for us to do.

We reserve the right to charge 50% of the quoted fee if less than 24 hours notice is given of cancellation.

The client is responsible for providing access to the property and any parking tickets while parked at the property. We do not like parking tickets and will do our best not to get any.

The client is the owner or authorised agent of the property and is authorised to allow us to remove the items.

The client assumes responsibility for pointing out items to removed seen or unseen that they want to keep and no responsibility for items removed from the property which on removal becomes the outright property of Manorclearance Ltd.

Probate valuations and valuations are offered without liability and are an opinion with no legal or otherwise liability for error or omitted error.
